Refurbishing a student house? One of the most important factors to consider is what furniture to include to create a welcoming, practical, and market-ready home for students. At Student Housing, we’ve spent years perfecting the balance between comfort, durability, and student appeal — so here’s our guide to what to include (and why).
What we provide:
Microwave: An essential for quick, easy meals.
❌ No kettle or toaster: Most students bring their own.
Why:
Microwaves are a must for busy student life — perfect for quick meals and reheating leftovers. Small appliances like kettles and toasters break easily and are personal preferences — letting students bring their own saves hassle and keeps costs down.
What we provide:
Hoover: For keeping carpets and floors clean.
❌ No mop or bucket: These are cheap and usually brought by students.
Why:
A vacuum is essential for day-to-day cleanliness. Mops and buckets vary in style and price, so leaving them to students avoids replacing them regularly.
What we provide:
Sofas: Enough soft seating so everyone can relax and watch TV.
Coffee table: A handy centrepiece for snacks, drinks, and remotes.
Bookshelf (optional): Great for extra storage.
Dining table (optional): If space allows, perfect for meals or study.
Why:
The living room is the heart of a student house. Comfortable seating promotes socialising and a sense of community. Optional extras like bookshelves and dining tables enhance the space if room allows.
What we provide:
Bed (4ft double minimum): More comfortable than singles.
Blackout blinds: Essential for sleep, especially near busy roads.
Wardrobe (closed fronted): To keep belongings neat.
Chest of drawers: For extra storage.
Desk & chair: For studying at home.
Notice board: For timetables and reminders.
Bedside table: A handy spot for lamps or chargers.
Shelves: For books, photos, or decorations.
Why:
Bedrooms need to be practical and comfortable. A good night’s sleep and an effective study space are essential for student success — and these furnishings provide just that. By adding notice boards and shelving we prevent bluetac marks from posters of photos being added to the walls

5-bed+ properties: A kitchen bin is included — essential for larger groups.
❌ No iron or ironing board: Rarely used, so students bring their own.
Why:
We’ve fine-tuned our approach based on what students actually use, avoiding unnecessary items that get damaged or lost.
What we recommend:
Garden bench: Minimum requirement for social outdoor space.
Outdoor sofa or built-in corner seating (from £400): Great for BBQs and get-togethers.
Why:
Outdoor areas are a big draw for student properties, perfect for socialising in warm weather. Even a simple bench boosts appeal — and optional upgrades like outdoor sofas or corner seating create a fantastic vibe.
At Student Housing, we know what students want — because we’ve been there ourselves. Our furniture packages balance practicality with value, ensuring your property stands out and meets students’ needs.
