Frequently Asked Questions
Find answers to common questions about our services, properties, and student housing.
Pre-Move In
When should I start looking for student accommodation?
We recommend starting your search in January/February for the following academic year. The best properties tend to be reserved early, especially for larger groups.
Do I need a guarantor?
Yes, all student tenants require a UK-based guarantor. This is typically a parent or guardian who agrees to cover the rent if you're unable to pay. International students without a UK guarantor may need to pay additional rent in advance.
How much is the deposit?
The deposit is typically equivalent to 5 weeks' rent. This is protected in a government-approved deposit protection scheme and returned at the end of your tenancy, subject to the property's condition.
Can I view the property before applying?
We encourage all prospective tenants to view properties before making a decision. You can book viewings through our website, by phone, or by visiting our office.
During Tenancy
How do I report maintenance issues?
You can report maintenance issues through our online portal, by email, or by calling our office during business hours. For emergencies outside office hours, we provide a 24/7 emergency contact number.
What bills are included in my rent?
This varies by property. Some properties include utilities (water, electricity, gas, internet) while others require tenants to set up and pay for these separately. Check your specific property listing for details.
Can I have overnight guests?
Occasional overnight guests are permitted, but extended stays (typically more than 2-3 consecutive nights) require notification to the agency. The property should not exceed its maximum occupancy for safety reasons.
How do I pay my rent?
Rent is typically paid via standing order on the same date each month. You'll receive payment details in your welcome pack when you move in. You can also pay through our tenant portal.
Post-Tenancy
When will I get my deposit back?
We aim to process deposit returns within 10 working days after the end of your tenancy, subject to a satisfactory check-out inspection and the return of all keys.
What do I need to do before moving out?
The property should be thoroughly cleaned, all personal belongings removed, and any damages reported. We provide a detailed check-out guide one month before your tenancy ends.
Can I renew my tenancy for another year?
Yes, many of our tenants choose to renew. We typically contact you around January to discuss renewal options. Early renewal often comes with benefits such as fixed rent rates.

How do you handle maintenance issues?
We have a network of trusted, vetted contractors who provide quality work at competitive rates. For minor issues, we can authorize repairs up to an agreed limit without consultation. For larger issues, we'll provide quotes for your approval before proceeding. Our 24/7 emergency service ensures critical issues are addressed promptly.
How do you ensure compliance with regulations?
We stay up-to-date with all relevant legislation affecting student properties, including HMO licensing, safety regulations, and tenant rights. We coordinate all necessary safety certificates (gas, electrical, EPC), ensure proper deposit protection, and handle all legal documentation. Our team receives regular training on regulatory changes to ensure your property remains fully compliant.
Safety & Security
How do you ensure the safety of student properties?
All our properties meet rigorous safety standards including gas safety certificates, electrical safety checks, and fire safety measures. We conduct regular property inspections throughout the tenancy to ensure ongoing compliance and address any emerging issues. Our properties are fitted with appropriate security features including secure locks, alarms where appropriate, and safety equipment.
What support is available in case of emergencies?
We provide 24/7 emergency support for critical issues such as gas leaks, major water leaks, or security breaches. Our emergency maintenance team can be dispatched quickly to address urgent situations. Students are provided with clear emergency procedures and contact information upon moving in.
Are your properties in safe neighborhoods?
We carefully select properties in established student areas that offer a good balance of convenience, community, and safety. Many of our properties are in areas with high student populations, good transport links to universities, and appropriate amenities. We're happy to discuss specific neighborhood characteristics with parents who have concerns.
Guarantor Information
What are my responsibilities as a guarantor?
As a guarantor, you agree to cover rent payments and any damages beyond normal wear and tear if the student tenant fails to meet these obligations. The guarantor agreement typically lasts for the duration of the tenancy agreement. We always recommend reading the guarantor agreement carefully before signing.
How long has Student Housing been operating?
Student Housing has been established since 2015, giving us extensive experience in the student accommodation sector. We're proud to be university accredited and PRS (Private Rented Sector) accredited, demonstrating our commitment to high standards and ethical practices.
How can I stay informed about my child's tenancy?
While we respect the privacy of our student tenants, we understand parents' concerns, especially when acting as guarantors. With the tenant's permission, we can provide updates on significant tenancy matters. We encourage open communication between students and parents regarding tenancy arrangements.
How long does my guarantee last?
Your guarantee covers the initial fixed-term tenancy (typically 12 months) and continues if the tenancy is extended or renewed. For periodic tenancies, you can give two months' written notice, but this only takes effect after your child has vacated the property.
What if my child wants to leave early?
If your child wants to leave before the end of the fixed term, they (and you as their guarantor) remain liable for the rent until a replacement tenant is found. We'll work with your child to find a replacement, but cannot guarantee this will be possible.
