Once youāve found the right house, apply for it online.
Your application gets the process started, but it doesnāt reserve the property just yet. Every member of your group needs to have their guarantor submit their form before we can reserve it for you.
Whatās a guarantor?
A guarantor is someone (usually a parent or guardian) who agrees to cover rent payments if you ever fall behind. Itās standard across the student rental world ā think of it as your financial safety net.
Each tenant must have a UK-based guarantor who:
Is a full-time UK resident
Is in permanent employment
Can provide photo ID, proof of address and proof of income
Once everyoneās guarantor documents are submitted the property will be reserved for you for 7 days, we can now move forward with your tenancy agreement.

After all guarantor documents are in, weāll send out your tenancy agreement.
Youāll have 14 days from your application date or 7 days from the guarantor submission date (whichever comes first) to sign and return it.
Once your tenancy agreement is sent, the property is reserved for you until while the agreement is active. If the signing deadline passes and itās not returned, the property is released back onto the market ā so donāt hang about.
Once everyoneās signed, youāll get confirmation email with your tenancy agreement attached. From there, you can start looking forward to moving in, decorating your new space, and maybe even learning how to cook something other than pasta.
The earlier you apply, the more choice youāll have ā and often at better rates. By January, the best student houses are usually snapped up by organised groups who sorted things out in November and December.
Securing early also means fewer awkward viewings in your current house, less stress, and no last-minute panic about where youāll be living next year.
