“Student tenants are surprisingly organised. They book early, they sign in groups, and they rarely pull out. It makes things smoother for everyone involved.”
Landlords in the residential market often face rent arrears and lengthy legal processes when things go wrong. In contrast, the student market typically includes guarantors — usually parents — which adds an extra layer of financial security.
“When you’ve got a solid guarantor structure in place, it protects the landlord and keeps the student accountable. You don’t have that kind of assurance in most residential lets,” Ross explains.
Let’s be honest — every landlord dreads maintenance issues. But the reality is, student properties tend to have fewer headaches when they’re managed properly from the outset.
“We fully brief students on how the property works, offer AI-driven reporting tools, and handle issues proactively. There’s less scope for disputes compared to residential tenants who may have different lifestyle expectations,” Ross says.
Despite all of this, student lettings still face outdated stigma. People assume students are messy, unreliable, or hard work. In reality, many are respectful, tidy, and cooperative — especially when communication is clear and professional from day one.
“The biggest myth is that students don’t care about their homes. The truth is, most of them do — especially if they’re treated with respect,” Ross adds.
Lincoln’s residential lettings market has its place — but in terms of consistency, security, and overall experience, student lettings still come out on top. For landlords looking for better returns, fewer voids, and less stress, the student market is worth a serious second look.
“If I had a property to rent in Lincoln — and I wanted reliable income with fewer headaches — I’d go student every time,” Ross concludes.
