Before booking a viewing, research the neighbourhood. Ask yourself:
Can I walk to lectures? Are there shops nearby? Is it safe at night?

Walls and ceilings: Any signs of damp, cracks, or mould?
Windows: Do they open and close properly? Are they double-glazed?
Heating: What kind of system is it? Can you control it room-by-room?
Water pressure: Run the taps and flush the toilet – any issues?
Appliances: Is there a washing machine, fridge, freezer, and oven? Are they in good condition?
Furnishings: What’s included — desk, chair, wardrobe, mattress? Is it clean and in good condition?
Sockets: Are there enough power points in each room, especially near desks and beds?
Wi-Fi: Ask about speed and coverage. Dead zones = frustration.
Do doors and windows lock securely?
Is there a working burglar alarm?
Are smoke alarms and carbon monoxide detectors in place?
Is the electrical wiring in good shape? Look for loose or damaged sockets.
Ask for a copy of the Gas Safety Certificate, EPC, and HMO licence (if relevant).

Look inside cupboards and fridges if you can — this tells you how well the house is looked after.
