Many of the best houses and flats (top location + highest quality) are already being reserved well ahead of viewings and the fair.
Agents and landlords with strong reputations — especially those labelled SU Accredited — fill fast at the premium end. The fair helps you spot them, but you don’t want to only rely on the fair.
Arriving early gives you more choice, less pressure, and better deals. The advice from the Students’ Union: “By waiting to rent you’ll have more choice, less stress, and a better understanding of what’s available.”
Bring:
Your student ID (or proof of upcoming enrolment)
A list of must-have features (e.g., bills included, WiFi, close to campus)
A budget — including not just rent, but what’s included (utilities, council tax, etc.)
Ask landlords/agents:
“What’s the total rent and what’s included?”
“Are we covered by a joint liability AST?” (since you’ll live with housemates)
“Is this property on the SU’s Accredited Landlord Scheme?”
“When can I view and how long do I have to secure it?”
“What’s the process after the fair to reserve/view/confirm?”
Because you’re (hopefully) reading this early:
Contact your preferred agents now. Tell them you’ll attend the fair and ask for available houses they’ll show.
View some properties ahead of time — this means you’re ready to move when the fair triggers interest, rather than losing out on the top picks.
If you find a property you like, you might consider reserving it via an online application before everyone else floods in at the fair.
