How close are your properties to University of Lincoln campus?
Most of our properties are within a 5-15 minute walk of the Brayford Pool campus. We have waterfront apartments that are literally 2 minutes away, as well as houses in the West End and Carholme areas that are 10-15 minutes on foot. All our listings show the exact distance to campus.
When should I start looking for accommodation for next year?
We recommend starting your search in January or February for the following academic year. This is when most second-year students begin looking, and the best properties near campus get snapped up quickly. First-year students should start looking in March/April after receiving their university offer.
Are bills included in the rent?
This varies by property. Many of our purpose-built student accommodations include all bills (water, electricity, gas, internet, and contents insurance) in the rent. For shared houses, some include bills while others don't - this is clearly stated on each property listing. Our team can help you find properties that match your preferences.
Can I view properties before signing a contract?
We encourage all students to view properties before committing. You can book viewings online through our website, or contact our Lincoln office to arrange a viewing. We also offer virtual tours for students who can't visit in person.
Do I need a guarantor?
Yes, most landlords require a UK-based guarantor who will be responsible for the rent if you're unable to pay. If you're an international student or don't have a UK guarantor, we can discuss alternative options such as paying rent upfront or using a guarantor service.
