Student Housing
#1 Student Lettings Agency
If you want a student house in Lincoln for 2027/28, now is the time to start looking. Groups are already viewing houses and securing the ones they want.
What's changed is when you sign. New rules mean you can't sign a contract for a shared student house more than six months before you move in. For a September 2027 start, signing opens in March 2027. For a June 2027 start, it opens in December 2026.
So here's how it works with us: find your house now, secure it with a holding deposit, and we'll take it off the market for you. Then you sign the contract when the six-month window opens. You get the house you want, without rushing into a contract.
This guide explains what's changed, the key dates for 2027/28, and exactly how to secure your house today.
Most student houses in Lincoln are HMOs (houses in multiple occupation), meaning three or more people from different households share them. Under the new rules, student HMO tenancies no longer have a fixed end date. They roll on month to month.
To stop that breaking the student year, the government gave landlords of student houses a special right called Ground 4A. It lets them take the house back over the summer (between 1 June and 30 September) so the next group of students can move in.
There's a catch. Ground 4A only works if the tenancy was signed no more than six months before you're entitled to move in. Sign any earlier, and the landlord loses that right for your whole tenancy.
So most landlords and agents, including us, will wait until you're within six months of your start date before signing. In plain English:
Your move-in date sets your signing date
Count back six months from the day your tenancy starts
That's the earliest your landlord is likely to sign
It's not illegal for a landlord to sign earlier. But a landlord who does is giving up their main way to get the house back each summer, so most won't. If someone pushes you to sign a house tenancy months early, it's worth asking why. For the full background, read our guide to what the Renters' Rights Act means for you as a student.
Don't read March as "nothing happens until spring". Students can secure houses from now, so the groups who start looking this term get the widest choice. Signing is just the paperwork that follows.
We expect more Lincoln student houses to start in June from now on. A June start means you can sign before Christmas, and you can leave your things in the house over summer so your home is waiting for you in September.
Follow these steps this term and you'll have your house sorted long before signing opens:
Get your group together. Decide who you're living with and how many bedrooms you need. Under the new rules, one housemate leaving can affect the whole group, so choose people you trust. Our guide on what happens if one person wants to leave explains why.
Set your budget. Agree a weekly rent everyone can afford, and whether you want bills included. Rent is now paid monthly, so plan around your student loan instalments.
Pick your area. The West End, Monks Road, the city centre and Uphill all suit different budgets and lifestyles.
Book viewings now. Browse student houses in Lincoln and see them in person. The earlier you view, the more houses you'll have to choose from.
Secure it with a holding deposit. Once your group agrees on a house, pay a holding deposit and we'll take it off the market. It's yours while you wait for the signing window.
Line up your guarantor. Most houses need a UK guarantor. Ask early, and read our guarantor guide if you're not sure you'll have one.
Sign when the window opens. We'll get in touch when your house is ready to sign, six months before your move-in date.
A holding deposit takes your house off the market today, and the contract follows once the six-month window opens. The rules are set by law, so you know exactly where you stand:
It's capped at one week's rent per person.
It isn't an extra fee. When you sign, it's either refunded or put towards your first month's rent or your tenancy deposit.
Your signing date is agreed in writing. The law normally gives 15 days to sign after you pay a holding deposit. Because you're securing early, we'll agree a later signing date with you in writing.
You get it back if the landlord changes their mind or doesn't sign by the agreed date.
You can lose it if you pull out, give false information, or fail a Right to Rent check.
Before you pay, we'll confirm everything in writing: the house, the rent, your start date and your signing date. If you'd like a second opinion, the University of Lincoln's Student Support and Advice Team will check it for free.
One more thing that's changed: landlords can no longer ask for termly or yearly rent upfront. The most you can be asked for in advance is one month's rent, and only after you've signed.
The six-month rule only matters for shared student houses (HMOs). Some places to live work differently:
1 and 2-bed flats and studios. These aren't HMOs, so Ground 4A doesn't apply and the six-month rule doesn't affect them. Depending on the landlord, you may be able to secure one for 2027/28 sooner.
Purpose-built student accommodation. Private halls and student blocks are exempt from the new rolling tenancies. They can still offer fixed academic-year contracts and book well in advance.
If you're living with one friend or on your own, a flat could be worth a look now. Browse our 1-bed and 2-bed properties in Lincoln.
Will all the good houses be gone if I wait? The signing date has moved, but securing a house hasn't. Students can reserve houses with a holding deposit from now, so popular streets in the West End and city centre are likely to be secured early. If you have your heart set on a particular area, start viewing this term.
Can a landlord make me sign for 2027/28 now? They can offer it, but they'd be giving up Ground 4A. Never feel pressured to sign. A tenancy is legally binding the moment you do.
When should I start looking for a student house in Lincoln for 2027/28? Now. View houses this term, secure the one you want with a holding deposit, then sign from December 2026 for a June start or March 2027 for a September start.
Do I still need a guarantor? Usually, yes. Landlords can still ask for a UK guarantor. If you don't have one, a guarantor service may be an option.
Is my tenancy still for a fixed year? No. Student house tenancies now roll month to month with no fixed end date. Your landlord can use Ground 4A to end it over the summer so the next group can move in.
Does this apply to Lincoln Bishop University students too? Yes. The rules apply to every student house in England, whichever university you're at.
We're a Lincoln SU approved housing provider, run by former Lincoln students, with student houses across the West End, Monks Road, the city centre and Uphill. Book a viewing this week, secure the house you love, and we'll be in touch when it's time to sign.
